Apartments Are a Different Job From Houses
The body corporate has a say in what you fit
Most sectional-title blocks on the seaboard carry a rule about what the building looks like from the street, and the usual form of it is that anything visible through the glass must have a white or off-white backing. Blinds are made to order, so this has to be settled before the order goes in, not after it arrives. Ask your trustees or your managing agent for the conduct rules and tell us what they say at the measure — we can make almost any colour you like with a compliant backing.
The second one people forget: drilling into a window surround that is common property usually needs sign-off too. We will tell you at the measure whether the fixing lands in your section or the building’s.
Floor-to-ceiling glass, and glare off the water
Light reflected off the Atlantic arrives from below as well as from above, which is why a seaboard flat can be uncomfortable at four in the afternoon even with an overhang. It is also the reason a sheer curtain does not fix it. A sunscreen roller at a low openness factor cuts the reflected glare while keeping the view — that is the whole point of the fabric, and the numbers are in the openness factor guide.
Where does the stack go?
On a wide sliding door the practical question is where the blind sits when it is open, because a stack in the wrong place blocks the doorway you actually use. Verticals stack to one side and can be set to stack left, right or split. See blinds for sliding doors.
Woodstock, Salt River and Observatory Are Not the Same Job
The older stock on the City Bowl fringe has Victorian sash windows with deep reveals and openings that are rarely square, which is the opposite problem to a new apartment with a flush aluminium frame. Places people mix up
Woodstock, Salt River and Observatory are City Bowl fringe, not Southern Suburbs, though they get filed both ways. Their Victorian sash windows have almost nothing in common with an Atlantic Seaboard apartment. Hout Bay is reached along the seaboard but is a valley of its own.

Atlantic Seaboard Blinds – FAQs
My building says blinds must be white. Am I stuck with white?
Almost never. The rule is normally about what is visible from outside, so a blind with a white or off-white backing and the colour you want on the inside face will satisfy it. Get the wording from your trustees and show it to us at the measure.
Do I need permission to drill for a blind in a sectional-title flat?
If the fixing goes into common property, usually yes. Inside your own section, usually not. We tell you which it is at the measure, before anything is ordered.
What actually stops glare off the sea?
A sunscreen roller blind at a low openness factor. It cuts the reflected light without blacking out the view, which is what most people on the seaboard actually want.
